自上次·江汉关西隅地改造项目的预热文章发布后,许多设计师小伙伴都摩拳擦掌,跃跃欲试,纷纷表示希望能够在这样一个项目中一展拳脚,现在我们即将附上本次项目正式任务书,感兴趣的设计师们赶紧报名吧!

本次江汉关西隅地改造项目用地位于武汉市汉口核心地带,江汉区黄陂街与被誉为“天下第一步行街”的江汉路步行街交汇处,汉口租界核心建筑江汉关西侧约60米处,用地面积为2020平方米。项目用地东临湖北省盐业总公司,南临和记黄埔房地产公司用地,西临黄陂街公共通道及工商银行用地,北临江汉路。用地地处重要的商业道路江汉路一线,周边建筑以商业为主。项目用地南部和记黄埔地产以商业与居住开发为主。规划用地性质主要为商业服务业设施用地(地块详细资料将在报名成功后提供)。
Jianghanguan West Cornder Renovation Project is located in the core area of Hankou, Wuhan.Huangpi Street in Jianghan District is intersected with Jianghan Road Pedestrian Street, reputed as the “No.1 Street in the World”. Jianghanguan Building is a central building of Hankou concession. The project is about 60m away from the west of Jianghanguan Building, covering an area of 2,020 square meters. The reconstruction site has Hubei Provincial Salt Industry Headquarters to the east, Hutchison Whampoa Real Estate Company to the south, Huangpi Street common aisle and ICBC to the west, and Jianghan Road to the north. The location of the project is along the Jianghan Road, a commercial road. The surrounding buildings are mainly commercial. Hutchison Whampoa Real EstateCompany in the south of the project specializes in developing commercial andresidential real estate projects. The planned area is mainly for commercial services (detailed materials about the lot will be provided after successful application)

1.项目用地性质为商业服务业设施用地,用地面积2020平方米。用地容积率控制在1.8-2.8之间。
1.The project site is mainly to place commercial and service facilities. The site area covers an area of 2,020 square meters. The Floor Area Ratio is between 1.8 and 2.8.

2.建筑高度控制在18米以内,用地西北角控制一处不少于150平方米的开敞空间。
2.The building height is controlled within 18m. The northwest corner of the land is a wide-open space no smaller than 150 square meters.
3.通过对项目用地的区域功能分析和现状建设情况,结合周边需求,对项目用地的功能定位、业态构成进行创意方案的设计。建筑功能业态应以文化艺术、创意创新的“新业态”为主,体现商业“亮点”。
3.A creative plan is designed based on the functional positioning and industrial constitution of the land use through functional analysis of the project landuse and the current construction status and combining the surrounding demands.Culture, art, creative industries should be the dominating building functions so as to exhibit the commercial highlights.
4.在规划控制的条件下,结合对项目用地的功能业态的分析设计,对项目用地进行建筑平面布局、空间形态设计以及必要的建筑功能、形态分析。
4.Under the condition of planning control, the business types of the project are analyzed and designed. The graphic layout, spatial form design and building functions and forms are analyzed.
5.建筑风格考虑“江汉关及中山大道片历史风貌保护街区”的传统街区特色,用地内建筑尺度、形式、材质、色彩等应与周边文物、历史建筑相协调。作为造型主元素,方案需对建筑屋顶作出详细表现及说明,同时需要考虑方案的夜景灯光工程。
5.The building style considers the traditional characteristics of “Jianghanguan Building and Zhongshan Avenue Historical Protection Area”, the building dimensions, forms, materials and colors are coordinated with the surrounding relics and historical buildings. As a major element of the building, the plan should illustrate on the building roof, and considers the night scene lamplight project of the plan.

6.小品设施:注重江汉路沿线树池、座椅等街道家具的设置,其风格应与江汉路整体风貌相协调。
6.Landscape sketch: Focus should be on the setting of street furniture, including tree pools, benches and so on. The furniture style should be in line with the overall landscape of Jianghan Road.
7.建筑后退江汉路道路红线用地不少于5米,建筑后退黄陂街公共通道不少于5米,建筑东侧山墙与盐业大厦建筑距离不少于13米。
7.The boundary lines of roads of the building setback in Jianghan Road should cover an area of no less than 5m. The Huangpi Street common aisle of the building setback should cover an area of no less than 5m. The distance between the gable on the east of the building and the Salt Industry Building should beno less than 13m.

线上阶段:若干入围方案奖(不超过10个),各奖励3000元;鼓励奖若干,各奖励1000元。
Online phase: several nomination awards (no more than 10) with a bonus of RMB 3,000 for each; several honorable awards with a bonus of RMB 1,000 for each.
“路演”阶段:前4名获得优秀方案奖,各奖励5000元;
Roadshow phase: the top 4 designs will be awarded with “Excellent Design Prize” with abonus of RMB 5,000 for each;
创意方案奖(不超过3个),各奖励3000元。
Creative Design Prize (no more than 3) will be RMB 3,000.
线下阶段:第一名将获得最佳方案奖,并奖励40000元,其余团队各奖励12000元。
Offline phase: Top 1 will be awarded with Best Design Prize and a bonus of RMB 40,000,other teams will obtain a bonus of RMB 12,000 each.
各获奖团队都将颁发相应奖励证书。
Each team will be released with corresponding Certificate.
优胜方案团队将获得该项目下一阶段深化任务的优先权,其他表现优秀的团队更有机会进入“武汉规划合伙人”库,以后有合适的项目将直接进行委托。
Winning team will be entitled to be included into the next deepening task and other excellent teams will be granted to the opportunity of being listed into “Wuhan Planning Partner” bank and obtain expropriate project directly in the future.
(一)创意方案阶段(2月20日—3月25日)
(A) creative plan stage (Feb.20 to Apr.3 )
本阶段各参赛团队(个人)进入报名网址(点击“阅读原文”进入)进行线上报名(需注册登录),报名时各团队代表需提供姓名及联系方式,审核通过后,主办方将与各团队代表确认其团队人员名单,并向其发放项目基础资料及团队编号。同时,组织方将安排合适时间组织报名团队进行线下踏勘并举行会议解答各团队相关问题。
All the teams (individuals) enter the register website by clicking the sign "阅读原文“ for online application. The names and contact information of the representatives of the team should be supplied. After passing the examination and approval, the member list of the team shall be confirmed by the sponsor with the team representative, for providing basic information of the project and platform accounts. At the same time, the organizer will arrange registered team for off-line exploration at appropriate time, and hold a meeting to answer related questions of each team.
各设计团队(个人)成果完成后于3月25日17:00前将成果以邮件方式提交至主办方。
After the design teams (individuals) have accomplished the results, they should submit the results to the sponsor before 17:00 on March22.
(二)路演阶段(至4月中旬)
(B) road show stage (to MiddleApril)
通过第一阶段的团队将进入“路演”阶段,各团队可选择现场直接汇报方案或将方案录制5-8分钟左右的汇报视频文件进行视频汇报。
Teams passed the initial evaluation at the first stage first can enter the "roadshow" stage, by reporting directly at the scene or record a 5-8 minute video file for video reporting. After the comprehensive evaluation,the top three teams will be selected for working in the station and a number of creative solutions will be awarded.
(三)工作站深化阶段(至5月上旬)
(C) deepening phase of off-lineworkstation (to early May)
路演阶段获得前4的团队将入围本阶段的线下工作。本阶段将邀请管理、设计和投资方面专家于进站团队进行面对面的交流和讨论,外地参加团队可采用视频会议的方式与专家和其他团队进行交流、汇报。
The top 3 teams in the road show stage will be nominated for off-line work at this stage. At this stage, experts of management, design and investment will beinvited for face-to-face communication and discussion with the teams.Participants in foreign regions can communicate with and make reports to experts by video conference.
最后由主办方评选出最优参加团队,并进行奖励。
Finally,the sponsor will select the best team and give rewards.
所有的时间均以北京时间为准,主办方保留更改活动日程安排的权力。如有改动,将提前1 周通知。
All the dates and time are Beijing time, the organizer reserves the right to change the schedule of activities. Any changes will be notified one week in advance.
